Approximately $90,000 in change orders will be necessary in order to complete the modernization of Los Paseos Elementary School, district Director of Construction/Modernization Al Solis told School Board trustees last week.
“Is this in the budget?” Trustee Shelle Thomas asked Solis.
“I built a budget for the modernization, and yes, this is in it,” he said.
The school, located in south San Jose, is being renovated in two phases to accommodate students in grades 4-6 who previously attended Encinal Elementary School.
The first phase includes modernization of two buildings, upgrading the campus utility infrastructure, upgrading the parking lost and constructing a bus turnaround and installing three portables. That work was completed Oct. 15.
Trustees were asked to approve a change order of $46,530 to Robert Bothman, Inc. for “additive and deductive work.” The board voted 6-0 to approve the change order. Board President Tom Kinoshita was absent.
Phase one work was bid at $918,600. The change order covers $58,805 in additional work, including $19,325 to replace a gas line damaged during trenching for irrigation and new utility lines, and $13,599 to replace existing plumbing lines inside the building with copper pipes to meet codes.
The change order also included a rebate of $12,275 in work that was in the original scope of work but was not completed, including $4,430 for four skylights that could not be installed without major re-routing of electrical work and $3,355 for sinks provided by the district not by the contractor.
Solis also told trustees that there is another change order pending, for approximately $50,000, that is being negotiated. He said the total of the two change orders will be within the contingency allowance for growth of a “typical modernization project, which is 10 percent of the construction cost, or $91,800.”
The second phase of the project is the construction of a new multi-purpose room, which will be shared with the City of San Jose.
