In talking about property inspections, many homebuyers are familiar with inspections related to the appraisal of a home. That is for valuation and marketability purposes, and to validate your purchase price to the lender. But as buyers of a home, there are other inspection events that are important and critical.

The home inspection is at the top of the list. This inspection is detailed, specific, and hopefully opens the curtains wide to show you everything you need to know about the house to make a well-informed decision. Other inspections are also valuable and some are specific to the house. Termite or pest inspections, well certifications, septic inspections—all of these are important and could determine if the house is the one you want.

One note: not all these inspections need to be seen by your lender. Sometimes, we are fine buying a home, even with its flaws. The bank or lender will always want everything fixed on the house. The most common approach is to buy the home “as-is,” and keep the inspections separate to use and negotiate with the seller of the home. Using a local, licensed Realtor is always a must to help throughout the process.
