In anticipation of a potential move by the Police Department – which could occur as early as late 2004 – the Morgan Hill Redevelopment Agency is initiating an informal process, “Request for Statements of Interest” to find parties interested in purchasing or leasing the existing site and converting it to retail, food, entertainment or mixed-uses.

The property is located at the northwest corner of Monterey Road and West Main Avenue. Its location and three-quarter-acre size make it a “gateway” to the downtown, and can dramatically influence the character and flavor of the downtown district.

The building, at 17605 Monterey Road at Main Avenue, was previously a senior center, and was the Bank of America when it was purchased for the police department in 1988.

The city is negotiating the purchase of a vacant industrial building at 16200 Vineyard Blvd., north of Tennant Avenue. The building was the site of Wednesday’s the Chamber of Commerce Business Expo Trade Show.

The existing police station is a two-level, 10,363 square-foot building of concrete tilt-up construction. It is divided into a number of small rooms and will require substantial modification – including the addition of an elevator – for most commercial purposes.

For the past year, the City and Agency have been actively working to make the downtown a true destination and centerpiece for Morgan Hill. The Agency helped to form and fund the Morgan Hill Downtown Association to promote and enhance downtown and its businesses. A year-long study of the downtown has just concluded with recommendations for greater emphasis on retail and entertainment uses and increased development of residential and mixed-uses within the downtown perimeter. Redevelopment of this site is a great opportunity to build on and add to the recent efforts in the downtown, said Bill Newkirk, analyst for the city’s Business Assistance and Housing Services Dept.
