When you’ve decided to sell your home, you’re faced with many decisions.  In order to obtain the best market price for your home, you’ll more than likely need Buyers to come inside and look around. 
One of the most significant barriers in selling a home is limiting Buyer access.  Ways to accommodate viewing of your home include open house events and showings by real estate agents. 
You, as the Seller, determine how often and under what circumstances Buyers will gain access to your home.
Necessary Access
Real estate agents are accustomed to touring homes and use of a key-safe / lock-box is one of the preferred methods for accessing a home while it is on the market.  This device stores your keys and makes them accessible to licensed agents, appraisers and other industry professionals allowed by the MLS (Multiple Listing Service).
In short, the key-safe / lock-box stores your keys so more people can see your home with the least amount of inconvenience.
Alternatives to Key-safes / Lock-boxes
If you are not comfortable with using a key-safe or lock-box, you have choices.  You can require that showings be done by appointment. 
Under an appointment only arrangement, either you or your agent would need to provide access to the home.  This choice tends to reduce the number of qualified Buyers who might otherwise see your home because it is inconvenient to the Buyer.
Another option is to require offers subject to inspection after acceptance of offer.  In these situations, buyers are making offers without the benefit of touring the property.  As a result, their offers tend to be substantially less than what you may deem acceptable.
Secure or remove your valuables
People who want access to your home will find a way to gain entry regardless of how your keys are controlled. Whether they cut off the key-safe / lock-box, break a window or kick down a door, unauthorized entry is an ever present risk.
No matter the type of access you allow as your home is on the market, be sure to secure or remove your valuables.
It is of paramount importance that you maintain insurance and take precautions to safeguard yourself, your possessions and visitors to your home.
