The owners of 11 properties in Morgan Hill’s city limits have presented General Plan amendment applications to City Hall, hoping their projects will be approved before City staff and Council members complete the ongoing comprehensive General Plan update process – which could be no sooner than 2016.
The deadline to submit General Plan amendment and rezoning requests to be considered before the three-year update process was Jan. 31.
After reviewing all 11 requests, City staff will present them to the Council in March with recommendations on whether to process them immediately and independently of the GP update process, or if they should be considered along with the update, according to Morgan Hill Community Development Director Andrew Crabtree.
Not all of the property owners submitted plans or proposals for the properties for which they wish to change the zoning designations, Crabtree said.
As the Times has previously reported, one of the owners – Daughters of Charity Health Systems – wants to rezone its 24.5-acre DePaul Medical Center from public facility to residential. Their intent is to build a senior housing development at the site, and build a new medical office building elsewhere in town to house private physicians and other medical services.
Below are brief summaries of the General Plan amendment requests:
– Monterey Road, near Butterfield Boulevard, 18.68 acres. The owner is requesting the property be rezoned from Industrial to multi-family low-density residential.
– West Edmundson Avenue, Oak Meadow project, 20 acres. The owner is requesting to change the property’s General Plan land use designation from single-family low-density (rural county), to single-family/open space.
– Condit Road near East Dunne Avenue, Evergreen project, 18.18 acres. The owner is requesting to change the property’s General Plan land use designation from commercial to multi-family medium density.
– Laurel Road, 6.81 acres. The owner is requesting a General Plan land use designation change from a combination of multi-family low-density and commercial, to completely multi-family low density.
– Laurel Road, 4.84 acres. The owner is requesting a General Plan land use designation change from a combination of multi-family low density and commercial, to fully commercial.
– DePaul Drive, Medical Properties, 24.55 acres. The owner, Daughters of Charity Health System, is requesting the property’s General Plan land use designation change from public facility to multi-family medium density.
– Monterey Road, near Central High School, 4.37 acres. Developer is UCP. The owner is requesting a General Plan land use designation change from limited commercial residential to mixed use.
– Butterfield Boulevard, near Jarvis Drive, 58.2 acres. The owner is requesting a General Plan land use designation change from industrial to commercial.
– Lightpost Way, near Madrone Parkway, 3.39 acres. Developer is Riverpark Hospitality. The owner is requesting a General Plan land use designation change from industrial to commercial.
– Butterfield Boulevard, near San Pedro Avenue, 8.55 acres. Developer is Community Development Partners. The property is currently designated part industrial and part multi-family medium. The owner is requesting a General Plan land use change to commercial.
– Monterey Road near Ciolino Avenue, .25 acres. The developers, the City of Morgan Hill and EAH, want to convert the property’s land use from commercial to multi-family medium density.
