apartments, both mixed with retail or office space for 2006-07.

Developers are seeking approval of the projects through Measure C, the city’s residential growth-control initiative. Under Measure C developers compete to earn points that, in turn, can lead to building permits – or housing starts totaling about 250 units each year. Developers work to make their projects attractive with small parks, proper access, school area work and other improvements.
According to Commissioner Ralph Lyle, the Del Monte/Giavonni micro project will probably earn more points because developers proved the project had a right of way, previously thought not to exist.
Several other projects will earn more points than before as a function of offering affordable housing, Lyle said. They include the Church/Alcini project, 14 single family units at Church Street and Bisceglia Avenue; San Pedro/Alcini, 12 single family units on corner of San Pedro Avenue and Church Street and Wright/Dividend, 15 single family units on the east side of Oak Grove Drive, north of Wright Avenue.
Other projects will receive smaller point changes, if any. The commission reviews staff changes to the scoring, based on commission recommendations and staff research, on Jan. 25, 7pm, at City Hall.
“We could still change the scores,” Lyle said, “but that is unlikely.”
The City Council will hear appeals on Feb. 23.
