Venture Corp., the Mill Valley-based developer of commercial condominiums, is starting construction on its second Venture Professional Center, one located at Morgan Hill Ranch on Butterfield Boulevard, south of Cochrane Road.
The company has received all necessary approvals and permits from the city for a medical/dental building and has begun grading the site in preparation for construction to begin.
The Professional Center features custom-designed suites for sale in a medical building intended principally for doctors, dentists and other medical professionals. Most physicians rent their office space.
This concept is an offshoot of Venture Corp.’s successful real estate ownership concept called Venture Commerce Centers, giving small businesses the ability to own their buildings rather than rent.
Venture Professional Center – Morgan Hill is a 40,000-square-foot, two-story Class-A office building, and its individual suites will be custom built to the owner’s specific needs and preferences. Suite sizes can range from 1,000 to 8,000 square-feet.
Venture Professional Center is designed in a single-story plan with a large, impressive lobby and a broad canopy covering a porte cochere at the main entrance, two side entrances and men’s and women’s restrooms. Each suite will be privately owned and accessed from corridors that connect with the main entrance lobby. The suites are equipped with private electrical, telephone and DSL Internet services and HVAC systems. The interiors are custom designed for each property owner, who can either engage the developer’s general contractors for their interior improvements or engage a contractor of their choice.
Venture Corp. introduced the concept in 2004 in the City of Hercules, with a 60,000 square-foot two-story office building located in the North Shore Business Park.
“The extraordinary success of the Venture Commerce Centers was a clear indicator that the concept of small businesses owning their own buildings was viable,” said Eves.
